The Court Yard is a modern student accommodation in Southampton, offering a variety of Studio room types, perfect for students who like to be on their own. The flats provide study and recreation rooms, a gym, and vending machines for students to use free of charge. The flats are adjacent to the University of Southampton and a 13-minute walk to the University of Southampton Highfield Campus. There are a number of supermarkets close by for essentials, Sainsbury's and Song Oriental Chinese Supermarket, making The Court Yard flats the ideal accommodation for students in Southampton.

 

Features

The Court Yard offered 54 beds and was completed in 2016 over 3 floors. There are plenty of communal facilities within the flats and fewer rooms, all of which are Studio rooms, making them some of the first fully booked flats in Southampton. The rooms are equipped with a warm bed, plenty of storage space, table, chairs, cupboards, bathroom and more. Kitchens are fully equipped with induction cookers, fridges, microwaves, etc. The Court Yard is equipped with all the necessary infrastructure for students to enjoy the convenience of living directly in the residence.

 

The Court Yard is also equipped with an audio-visual room, a study room, a recreation room and a gym, so whether you want to relax or study, there is something for everyone. There is also a laundry room so students don't have to worry about washing their clothes and bike parking for cycling enthusiasts. Rent includes all costs such as high-speed WIFI, financial insurance, water, electricity and gas.

 

Location and What's Hot?

The Court Yard is conveniently located on Portswood Road, close to shops, cafes and pubs and a 10-minute walk from the nearest Tesco supermarket. There is also a convenience store, Sainsbury's, and a Chinese Supermarket, Song Oriental Chinese Supermarket, nearby, making it easy for students to buy essentials. The gym Premiere Gym is next to the flats, making it very convenient for students to work out. The Court Yard is a 10-minute walk from the Chinese Chef and Top Top Chinese Restaurant. The city centre is 15 minutes away by public transport, with major shopping centres and malls, as well as a wide range of Chinese and international restaurants.

 

Transport 

The Court Yard apartment is a 13-minute walk to Highfield Campus and a 14-minute ride to City College Southampton, with a bus stop on Sirdar Road right outside the door, making it easy for students to commute. The U6C bus service to Southampton Solent University takes just 15 minutes. The nearest train stations are Swaythling and St Denys, 10 minutes walk away, and Winchester School of Art is 40 minutes away by train.

 

Security and Service

The Court Yard Apartments are equipped with a 24-hour electronic door entry system and video surveillance system, which requires visitors to pass through multiple electronic gates to access the apartments. The Court Yard also has its maintenance team, so if you have any problems with any of the facilities after you have moved in, you can report them directly to the front desk, and the Court Yard will repair them as soon as possible.

Cancellation Policy

No Visa No Pay

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student's full name, address and date of issue. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

No Place No Pay

Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.

Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer's UCAS status along with the results etc. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.

Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

Refund Guarantees Time Limit

7 days cooling off period
You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme's processing period and your deposit refund will come directly from them - you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time.

2.Out of Initial Cancellation Period
If you cancel your booking after the 7 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until the apartment is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £50 variation of contract fee which they will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that's the amount that will be retained.

Please enter the Student Portal interface of your apartment, click Review My Offer to enter the contract review interface, click CLICK HERE TO VIEW THE TENANCY AGREEMENT in the lower right corner again or enter the registered email to check the rent payment deadline on the contract. If you need to pay the rent, you can return to the homepage and click Review/Pay Statement to view the details of the payment plan. How to pay rent?

Please enter the Student Portal interface of your apartment, click Review/Pay Statement to enter the payment interface, then tick the items that need to be paid, and click pay to enter the payment interface. The apartment supports online credit card payment (credit card is supported) or bank transfer 1. For online credit card payment, please ensure that the payment card type is one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron. Carefully fill in the cardholder information, and please ensure that the payment card has sufficient credit, and the bank is opened and supports payment behavior. Please note that payment cards do not need to be present in person. 2. For bank remittance, please contact the apartment to obtain the transfer account under the guidance of the consultant, and then complete the corresponding payment in the bank. However, please note that wire transfers can take several business days to arrive, so payment needs to be arranged in advance.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in three installments, in September, January and April. If there is no valid UK guarantor, full rent must be paid 1 month before the start of the contract.
