Cancellation Policy

Details

● Once the tenancy agreement is signed the tenant is liable. We will also only refund the holding deposit (one weeks rent taken when the tenant applies) if the tenant can’t move in due to our error.
● If a tenant has signed an agreement but doesn’t want to go ahead, they will need to pay a cancellation fee of £300 which allows us to remarket the property to find a replacement tenant. The tenant will remain liable for the rent until a replacement tenant is found. If a replacement tenant isn’t found, the £300 paid will be transferred against their rent if there is a balance outstanding, or refunded back to the tenant.
● If a replacement tenant is found, the original tenant will only be refunded the rent once the new tenant has made payment.
● Deposit refunds will be done when the tenant leaves the property at the end of the their tenancy, unless they leave early and the account is up to date.
● We offer 3, 10 or 1 instalment. The 3 instalments are due 24th August 2020, 26th January 2021 and 26th April 2021. The 10 instalments are due 24th August 2020 to 24th May 2021 each month. The 1 instalment is due 24th August 2020 and must be paid before the tenant can collect keys.
● We can offer out of hour check-ins on an ad-hoc basis, but they need to be requested as much in advance as possible so we can try to arrange this.
● We accept payments via bank transfer and sometimes via debit/credit card.
● For double occupancy we charge an additional £20 per week on top of the asking rent.
