Kincardine Court is a comfortable student accommodation in Manchester, just a few minutes walk from the University of Manchester and within easy reach of Manchester Metropolitan University, the Royal Northern College of Music and INTO Manchester. It offers both En-suite and Studio rooms, which students can choose from according to their circumstances. All rooms are tastefully furnished and equipped with appliances to ensure students can move in quickly. In addition, the apartment's excellent location makes it an ideal accommodation for students in Manchester. There are a variety of supermarket chains and restaurants in the immediate vicinity of the flats, ensuring that students can enjoy their daily lives.

Kincardine Court has 321 rooms, divided into 2 En-suite rooms with private bathrooms. Still, students have to share the kitchen and living room with their roommates and 2 Studio rooms, providing a separate living space where students can live undisturbed. The interior contains an en-suite bathroom, bedroom and kitchen area. All rooms are supplied with furniture and appliances, and the kitchens have a hob, extractor hood, dining table/chairs, fridge, oven, microwave, pantry and TV.

 

Being well known as a student accommodation in Manchester, Kincardine Court offers a variety of facilities in the communal areas. A free gym is available for students who wish to keep fit, as well as a table tennis table and a communal lounge with a TV. The Cinema room is perfect for relaxing with friends. The laundry room offers washing machines and dryers for coin-operated use. There is also a courtyard where students can enjoy outdoor activities when the weather is nice.

 

Location and What's Hot? 

Kincardine Court students never have to worry about day-to-day supplies, with Tesco, Co-op and SPAR supermarket chains within a 10-minute walk of the student flats. There is also the W.H. Lung Supermarket offering Asian-flavoured products. Foundation students can walk to INTO Manchester in 15 minutes, and BPP University Manchester Campus students can take the bus to the building in 13 minutes. You can take a 14-minute bus ride to Manchester Oxford Road train station to travel to other cities.

 

Security & Services

Property insurance is provided free of charge at Kincardine Court. The building has a 24-hour emergency contact centre and a 24-hour security team to ensure the safety of the flats at all times. Students can report any damage to their rooms through MyUnite. This student housing also has a maintenance team and a front desk and offers complimentary breakfast and unlimited tea and coffee on fair days.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.
1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
2.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
-No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.
If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.
3. Replacement Tenants - the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply. Please note the point that Unite Students is under no obligation to enter into a Tenancy Agreement with any replacement Tenant that is suggested under this provision.
Passed the 31st August, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement Tenant.

How to pay rent?

There are two ways to pay the apartment rent, online payment or bank wire transfer 1. For online payment, please log in to the Account of Unite Students, click the Payments page, enter the rent amount to be paid in the dialog box, click the Pay button, and enter the payment card information. If it is a British savings card, select the Debit card type (the corresponding Billing address needs to be changed to a British address), if it is a Chinese credit card, select the Credit card type (the billing address remains the domestic address) 2. For bank wire transfer, please log in to the Account of Unite Students and click Booking page, download the Bank Transfer Info file, communicate with the bank in advance, and bring the corresponding materials to the bank counter or self-service money transfer machine for remittance. In the remittance postscript, please fill in the personal reservation information (refer to the content required in the bank_tranfer_info file). The wire transfer does not arrive in real time , please be sure to wire transfer 1-2 weeks before the deadline to ensure that the funds arrive on time. Since the bank will charge a cross-border payment service fee, please pay the required rent + service fee when paying the fee to ensure that the full amount arrives.
