The flats are surrounded by supermarkets and restaurants, making them an excellent choice for international students. The flats also have a 24-hour reception and security to keep students safe.

Oxney House & Gardens offers En-suite rooms with private bathrooms, and students can share the kitchen and living room with their roommates. The rooms are fully furnished with bedding, and each room has a comfortable queen-size bed, wardrobe, study area and shower to help students quickly settle into life in their new surroundings. The flat rent includes all fees, surveillance, laundry facilities, TV in common areas, bike storage, and car parking, and in the summer months, barbecues and picnics can be held in the garden.

 

The communal areas of Oxney House & Gardens are also worth mentioning. There is a bike shed, lounge, study room, laundry room. Whether it's for socialising or self-study, students will find the right area here. And you can enjoy the rare sunshine in the courtyard on sunny days.

 

Location and What's Hot? 

Oxney House & Gardens, the private accommodation in Manchester is next to Oxford Rd, the centre road of Manchester. Supermarkets such as Tesco Express and Morrisons Daily are a 4-minute walk away. It is also surrounded by JD Wetherspoon, a great place to experience British pub culture. For dinner, Pitmaster, Ziya and Don Tacos are all well-known local restaurants.

 

As well as food and drink, there are several museums to visit around Oxney House & Gardens; the Whitworth, Elizabeth Gaskell's House and The Pankhurst Centre are all within an 18-minute walk. These locations are all great places to learn about the history and culture of Manchester.

 

Transport

The Great Western Street Bus Stop is a 3-minute walk from the Oxney House & Gardens but only a 10-minute walk to the main campus of the University of Manchester campus. To get to Manchester Metropolitan University, it is an 11-minute bus ride. For Foundation students, it is a 14-minute bus journey to INTO Manchester. The University of Salford is further away and is a 28-minute bus journey. Manchester Piccadilly Train Station is 22 minutes by bus for those travelling to other cities.

 

Security & Services

A 24-hour electronic access control system and video surveillance system are in operation at all times, and external visitors must pass through multiple electronic gates before entering the hostel. In addition, Oxney House & Gardens has its own independent facilities maintenance team.

Cancellation Policy

No Visa No Pay

Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.

Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student's full name, address and date of issue. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

No Place No Pay

Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.

Only new customers who have never lived at a Homes for Students property are eligible.

If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.

Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer's UCAS status along with the results etc. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.

Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

Refund Guarantees Time Limit

7 days cooling off period
You can cancel your booking up to 7 days after you accept your offer or pay your deposit, providing you have not already moved in to the property and the apartment will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme's processing period and your deposit refund will come directly from them - you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, then the apartment is unable to influence their processing time.

2.Out of Initial Cancellation Period
If you cancel your booking after the 7 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until the apartment is able to re-let the room. If they are able to re-let the room they will release you from the agreement upon payment of a £50 variation of contract fee which they will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that's the amount that will be retained.

If you need to pay the rent, you can return to the homepage and click Review/Pay Statement to view the details of the payment plan. How to pay rent?

Please enter the Student Portal interface of your apartment, click Review/Pay Statement to enter the payment interface, then tick the items that need to be paid, and click pay to enter the payment interface. The apartment supports online credit card payment (credit card is supported) or bank transfer 1. For online credit card payment, please ensure that the payment card type is one of the following four types: Mastercard/Visa/Visa Debit/Visa Electron. Carefully fill in the cardholder information, and please ensure that the payment card has sufficient credit, and the bank is opened and supports payment behavior. Please note that payment cards do not need to be present in person. 2. For bank remittance, please contact the apartment to obtain the transfer account under the guidance of the consultant, and then complete the corresponding payment in the bank. However, please note that wire transfers can take several business days to arrive, so payment needs to be arranged in advance.

Is an installment purchase possible?

If you have a valid UK guarantor, you can choose to pay the rent in three installments, in September, January and April. If there is no valid UK guarantor, full rent must be paid 1 month before the start of the contract.
