Benson Yard is a brand new student accommodation in Liverpool where you can enjoy a cosy study abroad experience. The flat offers Studio and En-suite rooms, and the communal facilities are superb, including a gym, cinema room, dance studio, games room, sky lounge and more! Benson Yard apartments are in the heart of Liverpool's city centre, close to various amenities, including shops, restaurants and bars. Five minutes walk to the University of Liverpool and Liverpool John Moores University. Liverpool Lime Street train station and city centre bus stops are just a few steps away!
Features
Newly opened in 2023, Benson Yard - student accommodation Liverpool has a wide range of Studio and En-suite room types to give students plenty of choice. The rooms are all equipped with the necessary amenities, such as warm and comfortable beds, wardrobes, storage spaces, mirrors, heaters, shelves, desks, chairs, sinks, and more. The kitchen has a dishwasher, refrigerator, shelves, basic kitchenware, and other supplies. Elevators can be used for both going up and down stairs.
Benson Yard is well-equipped for communal areas. In addition to the standard laundry room, there is a study room for weekday learning, a communal lounge with a wide range of equipment, a games room, a well-equipped gym, a cinema, a music studio, a dance room, a bicycle storage area and courtyard and a nice-looking sky lounge, so students can enjoy a varied lifestyle without leaving home.
Location and What's Hot?
Benson Yard Liverpool is located at 18 Benson Street, close to Liverpool's city centre and a range of amenities including shops, restaurants and bars. With Sainsbury's Local, Home Bargains and ALDI supermarkets next door, it's easy to stock up on essentials. If you don't want to cook, dine at Jenny's Restaurant and Roski Restaurant, right next to the flat. You can grab a coffee at Bold Street Coffee, The Egg Vegetarian Cafe and Starbucks Coffee, all of which are just a two-minute walk away.
Several tourist attractions are nearby, including various museums, art galleries, and stadiums. Students can visit Anfield Stadium, which is the home ground of Liverpool FC. You can learn about the city's culture and history in museums like the World Museum, the Beatles Story Museum, and the Museum of Liverpool or visit the magnificent historical landmark Royal Albert Dock. Abercromby Square Park is an 11-minute walk away, where you can walk after a meal or a picnic.

Benson Yard is an 11-minute walk to the University of Liverpool School of Engineering, a 12-minute walk to the University of Liverpool International Summer School, and a 6-minute walk to Liverpool John Moore University. Upper Newington and Brownlow Hill bus stops are just downstairs, making it easy to get around daily. Liverpool Central and Liverpool Lime Street train station are just a short walk away, making it easy to get to other cities in the UK.
Security and Service
Benson Yard has a weekday reception service, electronic access control, video surveillance and fire protection in the flats. The security team is on hand 24 hours a day to ensure the safety of our students, and we have a 24-hour free home appliance and furniture repair service to help students with any problems they may have. Staying connected won't be an issue with high-speed Wi-Fi covering all rooms and public areas.

Refund Guarantees Time Limit

Cancellations
If the booking is cancelled by the applicant prior to it being countersigned, the Advance Rent payment will be returned.
Once the booking is countersigned, we offer a 72 hour "cooling off" period so if circumstances change, the tenant can cancel the booking subject to having not moved into the property.
From the 1st August 2024 the "cooling off" period is reduced from 72 to 24 hours after the booking is countersigned.
To cancel the booking please email the Residents’ Team within 72 / 24 hours of being sent the ‘Lease Agreement
Executed’ email. The tenant will then be refunded the advance rent payment. NB. This may take up to 10 working days to reach your account.
Once the "Cooling Off" period has expired, the tenant can cancel the booking prior to the tenancy start date if:
• You do not have a visa to enter the UK.
• You have not acquired the grades to be offered a place at the chosen university.
• You have failed to achieve the grades to continue your study at university.
In these circumstances, please provide evidence (UCAS notification/ Visa refusal documentation) to the Residents’ Team within 72 hours of being notified. Once we receive this, we will confirm receipt of your request to cancel and refund your full Advance Rent.
There are no other circumstances under which we will accept a request for a cancellation either before or during the tenancy.
It may be possible with the Landlord’s agreement to transfer your obligations to someone else who is eligible to live at the property. There is no obligation on our part to find you a replacement tenant. You can advertise your
accommodation or undertake your own search for a replacement tenant. If you find a replacement, we will need to do some basic checks to confirm their eligibility to enter into a tenancy.
Before we will accept the new tenant, your account and all obligations need to be up to date and any rent due up to your tenancy ending will need to be paid. There will also be a charge incurred (please see Fee Schedule for details).
Once the new person has signed the Tenancy Agreement and made the first rent payment they will take responsibility for future rent payments and all other obligations as stated in the agreement. Until this has happened you will remain responsible for the payment of rent until the original end date of the tenancy.

tenant and guarantor are then legally committed to paying the rent in full even if the tenant does not move into the
property or chooses to leave the property early.
If the agreement is not signed by the applicant and guarantor during the five-day period, the booking may be cancelled
without any penalty on our part and with immediate effect.
If booking accommodation after the 1st August 2024, the time allowed for the applicant and guarantor to sign the
Tenancy Agreement will be two days.
All negotiations will be subject to contract and payment of the initially requested funds.
