The floor of the apartment is carpet and vinyl. The windows of the apartment can be opened. Generally speaking, a house has a window, and 5 rooms have two windows. Each room is equipped with a single bed, desks and chairs and wardrobe and other basic facilities and independent bathroom, sharing kitchen and living room with other roommates. The apartment is not equipped with a gym, but it takes about 5 minutes to walk to the center of the city. There are gymnasiums. There are no public lounges in the apartment, and there are self parking garage. The apartment is equipped with 25mbps network, and payment can be accelerated to 50MB. It's only 4 minutes from the apartment to the nearest bus stop Stokes Croft, so the bus can be easily accessible to all parts of the city. The dormitory is near the city center, and there are many shops, restaurants, cinemas and so on. Go out for dozens of meters, there are ATM cash machines, 2 minutes to Niche Frames Europe and Start News shopping mall, a few minutes to the Pizza store, there are Primark, Argos and other shopping malls, Odeon cinemas and gym, and many shops, restaurants, cafes.

When a student's relatives or friends come to see their students, they need to register at the front desk. Students should bring ID and related booking details when registering. Our office is in 10am-6pm, welcome students to report this time. If you choose to report in our working hours, please inform in advance. The apartment staff will clean the public rest room everyday. Apartment rent includes all expenses, such as high-speed WIFI, finance and insurance, water, electricity and gas fee. In addition, the apartment regularly organizes social activities, allowing the students to know new friends, experience British life, and integrate into the British local life better and faster.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.
1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
2.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
-No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.
If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.
3. Replacement Tenants - the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply. Please note the point that Unite Students is under no obligation to enter into a Tenancy Agreement with any replacement Tenant that is suggested under this provision.
Passed the 31st August, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement Tenant.
