Features

Jennens Court Birmingham offers two rooms. The En-suite has a private bathroom, a shared kitchen, and a living area, the perfect balance of privacy and socialising. On the other hand, the Studios embody the freedom of living alone, offering utterly separate living spaces that incorporate a variety of amenities so students can fulfil all their living needs. The common areas have quiet and spacious study rooms for students. The laundry room helps with all the washing tasks and prevents students from being distracted by household chores. In the meantime, the CCTV surveillance system and front desk staff are always available to help students.

In the heart of Birmingham, Jennens Court student flats are surrounded by a myriad of essentials. Tesco, Co-op Food, and the unique Papa Asian Mart are three conveniently located supermarkets with a wide range of products to cater to students' daily needs. When it comes to eating out, there's plenty of food on offer. The Grand Central Kitchen, renowned for its sumptuous cuisine, Purnells with its Michelin-starred menu, and the elegant Adam's Restaurant all cater to different tastes and budgets. At the weekend, Thinktank Birmingham Science Museum is a venue that combines education with entertainment and makes it a famous attraction.

 

Transport

Jennens Court student accommodation is conveniently located just a 3-minute walk from Birmingham City University and Aston University. There is a bus stop outside the flat - Matthew Boulton College - and 8 bus routes to all parts of Birmingham. University College Birmingham is approximately 20 minutes away by public transport, and the University of Birmingham is over 24 minutes by public transport.

Cancellation Policy

No Visa No Pay

No Visa No Pay (NVNP)
a.If the student who has completed their booking has their visa application rejected, the student can provide evidence of the refusal and the booking will get cancelled with no liability.
b.For the evidence at 7(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.Students can only cancel under 7(a) above, and under the NVNP policy, if they have applied for a visa and can evidence this. Students who haven't got a visa because they haven't applied for one are not eligible for the NVNP cancellation policy.

No Place No Pay

No Place No Pay (NPNP)
a.If the student who has completed their booking for a room is not accepted at a university in the city where they have booked a room with us, the student is able to cancel their room outside of the cooling-off period without the need for a replacement tenant provided they are able to provide evidence that they have not met the requirements for their offer or have been rejected by the university for some other reason.
b.For the evidence at 6(a) above to be valid it must:
i.be submitted within 7 days of the student receiving it;
ii.include the student's name and the date at which it was received;
iii.be received prior to 31 August of the Academic Year for those with tenancies starting in August or September;
iv.be received prior to 15 January of the Academic Year for those with tenancies starting in December or January.
c.We reserve the right to check with the university if the evidence is genuine or fake. Providing fake / photoshopped documents is forgery and is an offense punishable by law in the UK.

Refund Guarantees Time Limit

3 days to accept the offer+ 7 days cooling-off period
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

Once these steps are done, the booking is completed.
If one of the step is not completed within these 3 days, the offer will expire.
If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available.
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

Details

Making a Booking
Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland).

International cancellation provisions
These additional cancellation provisions apply for any individual making a booking outside of the United Kingdom.
1.Cooling Off Period – the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply;
2.After the Cooling Off Period - Once the Cooling Off Period has expired the Tenant remains liable for the rent for the whole length of the tenancy unless they want to cancel with one of these 3 conditions:
-No Place No Pay: the provisions for No Place No Pay set out in the main Cancellation Policy shall apply, save that this option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No Visa No Pay:if the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
-No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected the student must send us the ATAS certificate application rejection letter within 7 days of receiving it. On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full. This option shall not be available after the 31st August in the year the Tenancy Start Date is due to occur.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite Students and must be sent to internationalcancellations@unitestudents.com.
If an agent is involved the evidence must be sent to the agent and then forwarded on to internationalcancellations@unitestudents.com.
3. Replacement Tenants - the provisions for the Cooling Off Period set out in the main Cancellation Policy shall apply. Please note the point that Unite Students is under no obligation to enter into a Tenancy Agreement with any replacement Tenant that is suggested under this provision.
Passed the 31st August, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement Tenant.
