Details on uhomes Rental Apartment Application Service Process

Renting an apartment is a safe and less-effort-consuming approach to find aproperty to live in. The process of apartment application is similar to that of US university, which can be divided into four stages: 1. Submitting application materials; 2. Payment of fees; 3. Screening; 4. Signing the leasing contract.

 

1. Basic forms and materials submitted by the applicant a)Fundamental requirement for the applicant: 18 years old and above (was adult already when submitting the application, or reach age 18 before move-in date) b)Fill out uhomes Apartment Application Forms c)Fundamental materials for application (1) Front page of the passport (2) I-20 (3) VISA (1) & (2) must be submitted, or the application is unable to proceed; If (3) is not available for now, please tell when it will be submitted

Notes: The peak period of apartment rental continues from May to August in a year in US. The availability grows short and the price rises continuously in every apartment. Please fill the Application Forms in time so that uhomes can apply and hold the apartment for you.

 

2. Commercing the application by uhomes staff a)The fees below are required to paid after the applicant have confirmed the floor plan: i.Application fee: Human cost charged by the apartment for application, non-refundable. ii.Deposit or Security Deposit: Used to hold the apartment for the applicant, also can be used as a part of rent b)Submitting basic materials for application c)Proceeding to the screening stage

 

3. Screening by the apartment a)The apartment conduct background check of the applicant (e.g.: legal entry to US or not; in procession of vaild documents or not; crime record; bearing bad credit record like rent arrears or not), so that the applicant meets the safety criteria and the apartment safeguards the basic safety of tenants and their properties. b)If the applicant passes the screening, an additional deposit (refundable) will be applied base on the actual circumstances of the applicant. c)If the applicant doesn't pass the screening, it means the apartment declines the application. d)The deposit usually equals to 1~2 month’s rent, the actual amount is decide by the apartment. e)Roughly 5 workdays would be spent before lease signing stage after the fees were paid

 

4. Signing the leasing contract a)The apartment sends the contract to the applicant and the applicant signs the contract b)The contract becomes effective after the applicant signed the name (commonly electric signature). The two sides exercise the corresponding rights and obligations in accordance with the contract. c)The contract can't be breached after it was signed (e.g.: stop paying the rent). Only subleasing to another tenant is acceptable. d)The process ends.

Details on Apartment Payments

1. Regular fees occurred in the application Application fee: Non-refundable (Collected by the apartment when the application started) Administrative fee: The administration fee of the property, non-refundable (Collected by the apartment when the application started) Hold deposit:The deposit to secure the applied apartment, refundable (Collected by the apartment when the leasing contract takes effect; refund when move-out) Security deposit:Refundable (Collected by the apartment when the leasing contract takes effect; refund when move-out) Pet fee: One-time fee for living with the pet (Based on the type and breed of the pet, the actual cost differs. Collected by the apartment when the application started) Rent: Monthly rent (Collected by the apartment every month) Lease protect fee: Non-refundable (Possible fees collected by the apartment after the leasing contract was signed, commonly used by the apartment to screen and inspect the background information of the student applicant)

 

2. Other possible fees (Whether the fees are applied or not, depends on the charging policy of the specific apartment. See details on the official website or the leasing contract of the apartment) : Electricity Charge: (Paid to the management office directly or via payment methods provided by the management) Internet/Wi-Fi/Cable: (Paid to the management office directly or via payment methods provided by the management) Water: (Paid to the management office directly or via payment methods provided by the management) Gas: (Paid to the management office directly or via payment methods provided by the management) Sewer: (Paid to the management office directly or via payment methods provided by the management) Parking: (Paid to the management office directly or via payment methods provided by the management) Amenities: (Paid to the management office directly or via payment methods provided by the management) Garbage/Trash: (Paid to the management office directly or via payment methods provided by the management) Lawn: (Paid to the management office directly or via payment methods provided by the management) Pet rent: The rent paid for the pet to live with the applicant (The actual cost differs base on the type and breed of the pet; Paid to the management office directly or via payment methods provided by the management) Insurance: (Some apartments apply mandatory insurance on tenants, purchased when move-in)

*Notes: Based on the submitted application info, the apartment confirms possible fees may be occurred in application. When you sign the leasing contract with the apartment, the details of fees and their due dated will be displayed in the contract. (e.g.: The deposits applied to the international student applicants are generally 1~2 times higher than those of the US citizens) If you hold any disagreement with the details of fees in the contract, you have the right not to sign the contract. If you don’t pay the application fee, uhomes are not able to submit your application to the apartment; therefore, uhomes are unable to hold the desired apartment for you or add you to the apartment’s waiting list.

 

3. Payment methods (The fees collected by the apartment after your move-in, like monthly rent and utilities, are not included): Credit card with VISA & Master Card as payment Currency: US Dollar ($) available Qualified credit cards of the applicant’s relatives and friends can be used if the applicant don’t have any Due to the cooperative banks of apartments vary, a possible transaction fee may occur Payment via Check with saving account and checking account info is free of transaction fee Payment via uhomes Transaction fee = 5% of payment amount + $15 Working process: place your order and pay the fee on uhomes App by choosing “Personalized”, then uhomes will complete the payment for you.
