Renewal Policy

1. Notification Period:
Tenants must provide written notice of their intention to renew the lease at least 60 days before the current lease expiration date.
Landlords will notify tenants of the lease renewal options at least 90 days before the lease expiration date.

2. Lease Renewal Options:
Tenants will have the option to renew the lease for another term (typically one year) subject to mutually agreed-upon terms and conditions.
Landlords may offer lease renewal with updated terms such as rent adjustments or lease modifications.

3. Rent Adjustment:
Rent for the renewed lease term may be subject to an adjustment based on market conditions or other factors.
Landlords will provide tenants with any proposed rent increase or adjustment at least 60 days before the lease expiration date.

4. Lease Terms and Conditions:
Both parties will review and negotiate any changes to the lease terms, including but not limited to lease duration, rent amount, maintenance responsibilities, and other terms.
Any modifications to the lease agreement must be agreed upon and documented in writing.

5. Renewal Process:
Tenants must confirm their intent to renew the lease within the specified notification period.
Landlords will prepare the lease renewal agreement and provide it to the tenant for review and signature.

6. Late Renewal Requests:
Renewal requests received after the notification deadline may be subject to availability and at the discretion of the landlord.
Late renewal requests may incur additional fees or may not be accepted if the property has been committed to other tenants.

7. Termination of Lease:
If either party does not wish to renew the lease, proper notice of termination must be given as per the terms of the existing lease agreement.

Early Move-in Policy

Refund Policy

Purpose of the Bond:
The bond or security deposit is usually collected by the King Street Residence at the beginning of a lease to protect against potential damages to the property or breaches of the lease agreement by the tenant.

The refund bond policy specifies the conditions under which the bond or security deposit will be refunded to the tenant. Common conditions include:
The property must be returned in good condition, accounting for normal wear and tear.

5. Occupancy Limits:
Rooms are assigned based on maximum occupancy limits to ensure guest comfort and safety.
Additional guests beyond the designated occupancy limit may require an additional room or supplementary charges.

6. Compliance:
Tenants are expected to comply with the room assignment policy and any rules or regulations set forth by the property management.

7. Discretion of Management:
Management reserves the right to make room assignments based on operational needs, availability, and guest requirements.

8. Guest Satisfaction:
Our goal is to ensure student satisfaction through thoughtful and efficient room assignments, considering individual preferences and needs.

Room Change Policy

Reasons for Room Change:
Unsatisfactory Conditions: Tenants may request a room change if they encounter issues such as cleanliness problems, maintenance issues (e.g., broken fixtures or appliances).
Noise or Disturbances: Tenants may request a room change if they experience excessive noise from neighboring rooms, nearby construction, or other disturbances.

Policy Details:
Availability of Alternate Rooms: The ability to accommodate room change requests depends on the availability of suitable alternative rooms.
Fees or Charges: King Street Residence may impose charges for room changes, especially if tenants request an upgrade or switch to a higher-priced room category.

Process for Requesting a Room Change:
Contacting Management Team: Tenants typically need to contact the management team via WeChat or walk in the rental office to request a room change.
Assessment of Request: Student Accommodation staff will assess the tenant's reasons for the request and check if alternative rooms are available.
Room Inspection: In some cases, our staff may need to inspect the current room to verify reported issues before approving a room change.

Exceptions and Special Cases:
Special Requests: Our management team may accommodate special requests for room changes based on guest preferences (e.g., view, floor level).
Exceptions: Tenants will not be responsible for the cost of the vacate clean if they have been requested to vacate the room due to the on-going maintenance or owner change of use of the property.

Subletting Policy

No subletting is allowed without the management team's permission, if the tenants need to terminate the tenancy early or find a room rate please feel free to contact with the management team.

Termination Policy

If the tenant is in breach of tenancy agreement, before the lease end date, King Street Residence may claim from the tenant:
• The rent and service charges until JHT Property re-lets the premises to a suitable candidate or the end of the tenancy.
• The costs (including advertising costs) of re-letting and attempting to re-let the premises. These costs include - Break Lease Fee; equivalent to two (2) weeks rent + GST, to cover the associated costs with the re-letting of the property, incurred by the owner of the property.
o Advertising Fee (Price advised at time of enquiry), to cover the cost of advertising on www.realestate.com.au
o Mattress Protector replacement fee (Price advised at time of enquiry), to cover the owner’s cost of supplying a new mattress protector to the replacement tenant.

Smoking Policy

The premises are smoke free, therefore, smoking is not permitted within the property, balconies or external areas. Smoking is only permitted 10m from building. Tenant is responsible for the cost of replacement of the blinds, carpets, wall wash etc. if smoke in the room.

Check-in Guide

Bond equals to 4 weeks rent and last 4 weeks rent in advance will be required by move in, please be advised we will request a proof of payment at the keys collection.

Check-out Guide

Tenants are required to conduct a full bond clean of the apartment at the end of their tenancy. This includes professional bond clean, professional steam carpet cleaning, upholstery cleaning, fully furnished cleaning, curtain/blind heavy stains cleaning. This must be cleaned by a professional bond cleaning company or JHT Property will charge $550 for 1 bedroom apartment or $325 per room ($650 for 2 bedroom apartment) for the bond clean.
